What Is Cured-in-Place Pipe Lining & Is It Right for Your Home

You just got off the phone with a plumber who ran a camera through your sewer line, and now you’re sitting with a report that says something like “root intrusion at joints, recommend pipe lining.” Maybe you looked up CIPP, or maybe the plumber mentioned it and you’re not entirely sure whether it’s a real fix or an upsell dressed in technical language. That skepticism is reasonable. It’s also something we’ve been fielding from homeowners in Pasadena, San Marino, South Pasadena, and surrounding communities for a long time.

Here’s the short answer: cured-in-place pipe lining is a legitimate technology, and for many homes in the San Gabriel Valley, it’s the right call. But not for every pipe. What determines whether it works isn’t the brand name or the pitch. It’s what the camera actually showed about your specific pipe. This post will help you understand what CIPP is, why it matters for homes like yours, and how to tell which category your situation falls into.

What CIPP Actually Is, in Plain Terms

CIPP stands for Cured-In-Place Pipe. A flexible liner saturated with epoxy resin is fed into the damaged pipe through an existing cleanout opening, inflated against the interior walls, and cured with heat or UV light until the resin hardens. What you end up with is a seamless, joint-free pipe formed inside the old one.

That’s not a patch or a coating. The cured liner becomes the working pipe. When properly installed, these liners carry a rated service life of 50 years or more. Most residential jobs use existing cleanout access points, which means little to no digging, and the work typically wraps up in a single day rather than the two to four days a traditional dig-and-replace job requires.

Why Older San Gabriel Valley Homes Are Especially Good Candidates

A large share of homes in Pasadena, Arcadia, San Marino, and the surrounding communities were built between the 1940s and 1970s. Cast iron and clay sewer pipes were standard during that period. Cast iron typically lasts 50 to 75 years before corrosion starts to compromise it; clay lines can hold up longer, but they become brittle and are especially vulnerable at joints. Many of these systems are now at or past the end of their projected lifespan, and some properties built before the 1980s still have Orangeburg pipe, a fiber-based material that degrades in soil moisture and was never designed to last this long.

Layer on top of that the region’s mature tree canopy. California oaks and eucalyptus have extensive root systems that actively seek moisture, and a hairline crack or an aging clay joint is exactly the kind of entry point those roots exploit. Root intrusion in sewer laterals is one of the most common failure patterns we see in local homes. Then there’s the soil itself: Pasadena’s clay-heavy ground expands when it absorbs water and contracts when it dries out, adding stress to aging underground pipes on top of whatever corrosion and root pressure are already doing.

For a home with a 60-year-old clay sewer line running under a mature oak, cured-in-place pipe lining isn’t an abstract option. It’s often the most practical one.

When CIPP Is the Right Fix

Cured-in-place pipe lining works best when a pipe is damaged but structurally present. These are the conditions where lining tends to perform well:

  • Cracked or fractured pipe that still holds its general shape
  • Root intrusion at joints in clay or cast iron lines
  • Corrosion and scaling that has thinned the pipe wall without collapsing it
  • Leaking offsets that fall within liner tolerances
  • Aging Orangeburg or clay that has deteriorated but hasn’t lost structural form

CIPP is especially worth considering when the damaged section runs under something you don’t want to tear up: a concrete driveway, a pool deck, a patio, or mature landscaping that took decades to establish. In older San Gabriel Valley neighborhoods, many sewer laterals run under exactly these features, and traditional excavation can cost as much in landscaping and hardscape repair as it does in plumbing labor. Lining sidesteps most of that.

The technology works across pipe materials. Clay, cast iron, concrete, and PVC can all host a liner, provided the host pipe’s structural integrity is sufficient to support cleaning and liner bonding.

When CIPP Isn’t the Right Answer

Being honest about this is part of how we earn trust, and it’s something a lot of guides on this topic avoid.

Cured-in-place pipe lining can’t fix everything. A fully collapsed section with no remaining interior structure has nothing to bond a liner to. That’s a replacement job. Severe misalignment or an offset beyond liner tolerances is another disqualifier, as is a pipe that has lost significant diameter, since even a thin liner further reduces usable interior space.

Slope problems are a particular concern. If a pipe has a belly in it (a low section that holds standing water and waste rather than draining cleanly), lining that pipe preserves the improper slope. The liner conforms to whatever shape the host pipe has. Fixing a bellied line means excavating and re-grading the run, not lining it.

Severely deteriorated cast iron with deep channel rot or heavy interior pitting also creates problems. Cleaning the pipe before lining requires aggressive hydro jetting or mechanical cutting, and a pipe that can’t handle that process without fragmenting isn’t a lining candidate. Even if it survives cleaning, a heavily pitted surface doesn’t give the epoxy resin a reliable bonding surface, and poor adhesion undermines the liner’s long-term performance.

A sewer camera inspection is the only way to determine which category your pipe falls into. Any CIPP recommendation made without one isn’t a diagnosis. It’s a guess.

What the Process Looks Like, Start to Finish

Knowing the steps helps set realistic expectations, and it’s also a useful way to evaluate whether a contractor is actually following the right process.

Step 1: Sewer Camera Inspection
A high-definition camera is fed through the pipe to document crack locations, root entry points, pipe material, interior condition, diameter consistency, and slope. This footage drives every decision that follows. If a contractor skips this step or recommends lining before completing it, that’s a red flag.

Step 2: Pipe Cleaning
Before the liner goes in, the pipe has to be thoroughly cleaned. Depending on the condition, that means hydro jetting, mechanical root cutting, or both. Residue, roots, and loose debris left on the pipe wall will compromise liner adhesion.

Step 3: Liner Installation & Curing
The resin-saturated liner is inserted through the cleanout, positioned, and inflated so it presses evenly against the pipe walls. Heat or UV light then cures the epoxy resin until the liner is fully hardened. The curing window varies by liner type and diameter, but most residential jobs cure within a few hours.

Step 4: Final Camera Inspection
A second camera pass confirms the liner is fully seated, properly cured, and free of defects. You should expect to see that footage, not just take the crew’s word for it.

During the curing window, the household is water-restricted. In most cases, residents can resume normal use the same day the work is completed.

CIPP vs. Pipe Bursting: What’s the Difference?

You may also encounter the term pipe bursting, which is a different trenchless method. Where CIPP creates a new pipe inside the old one, pipe bursting fractures the host pipe outward while simultaneously pulling a new pipe through. Pipe bursting can upsize the pipe diameter (something lining can’t do) but it requires access pits at each end of the run and is better suited to pipes too far deteriorated to support a liner. They solve different problems, and a camera inspection is what points toward one or the other.

A Realistic Cost Picture

Nationally published figures for cured-in-place pipe lining typically fall between $80 and $250 per linear foot, depending on pipe diameter, liner material, and site conditions. Those numbers are a useful reference point, but Southern California labor costs and access conditions in older neighborhoods can move a specific job within or outside that range. Pipe diameter reduction is worth asking about directly: a liner adds thickness to the interior wall, and in smaller-diameter lines, that reduction matters for long-term flow capacity.

The honest comparison isn’t lining cost versus nothing. It’s lining cost versus the full cost of traditional excavation and replacement, including whatever landscaping, hardscape, and driveway repair comes with it.
